The person making the booking must be at least 18 years old at the time of booking and is responsible for the conduct of all members within their group. Parents/guardians are expected to supervise children at all times.
Bookings made are subject to change according to Welsh Government restrictions (fingers crossed there won’t be any more of these).
Bookings can only be made online, using the online booking facility on the Roost’s website (freetobook) or via AirBnB. Full payment is required at the time of booking. If you have any questions prior to making your booking, please get in touch.
All bookings are subject to a minimum stay of two nights unless agreed otherwise.
Occupancy of cabins must not exceed four people (max two adults and two children 15 or under). We reserve the right to refuse occupancy if numbers exceed this. In such instances no refunds will be offered.
We are not currently providing duvets, pillows or headboard cushions. Mattress protectors and fitted sheets are provided so guests need to bring their own pillows and duvets/sleeping bags. Please bag up the sheets in the bag provided at the end of your stay.
Cancelling or changing a booking
Once a booking has been made, the following cancellation charges will apply:
- 30 days or more prior to arrival – your booking will be refunded in full less a charge of 3% to cover card charges incurred
- 14 to 29 days prior to arrival – your booking will be refunded less a cancellation charge of 50%
- 13 days or less – the total price of the booking will be charged (we will try to resell your booking and if we are successful then you will be refunded).

Exclusive site bookings may be subject to different terms and conditions; these will be confirmed prior to booking. To discuss exclusive hire, please contact us.
We will endeavour to accommodate any changes that you wish to make to your stay once booked, including date changes. Please email us or call us to discuss.
In the unlikely event that we need to cancel your stay, we will inform you as soon as possible. You will have the option of a full refund or the opportunity to re-book for alternative dates. Every effort will be made to help you find suitable, alternative accommodation.
Campervans
We can only accept vans such as VW campers or similar (up to 6m long). We are unable to accommodate large vans, motorhomes and awnings that attach to campervans. There are two electric hooks ups available.
Campervan spaces will only be available to book within a week of the booking date and are dependent on the number of groups already booked in as we will need to allocate a kitchen/shower room (we do not have separate water or waste disposal facilities). Please contact us to enquire about campervan bookings.
We do not accept caravans or tents.
We expect you to be considerate to other guests and our neighbours (we are in a residential area). As such, any guest/party causing a nuisance/danger/ annoyance to other guests/our neighbours may be asked to leave. In such instances no refunds will be offered.
The Roost accepts no liability for theft, loss or damage to your property that may arise from your stay. We recommend that you take out appropriate travel insurance.
The Roost accepts no responsibility for any personal injury sustained on the premises.
The Roost are not responsible for any goods left behind after departure. We will of course do everything we can to reunite you with any items left behind (postal charges may apply).
Please leave your accommodation clean and tidy and let us know about any breakages so that we can replace items. We will only charge for replacements in exceptional circumstances. If major damage is directly attributable to a guest, then we reserve the right to request payment to cover replacement.
CCTV
We operate external CCTV systems which are recording on a continual basis. Images are stored in a secure system and under usual operational circumstances deleted after a period of one month.
The CCTV systems are provided as a service, and with our guests and their property in mind. Signage is in place to remind guests that CCTV systems are in operation. We use a qualified and reputable CCTV partner to maintain our systems.
